Elmwood Group, LLC, headquartered in Durham, NC, is a real estate investment and development company established in 2020. Our primary focus is on creating and acquiring thoughtfully designed, high-quality multifamily rental communities. We specialize in identifying attractive, amenity-rich, and walkable infill neighborhoods, as well as strategically located suburban destinations. Elmwood collaborates with private investors and institutions to source, design, and execute projects within our target markets.
Currently, we are actively engaged in expanding our portfolio with a growing pipeline of infill and suburban opportunities throughout the Carolinas and select Southeast markets.
Development
Elmwood recognizes the significant gap in the quality of housing options between larger institutional properties (typically comprising 200+ units) and smaller, older vintage properties in the same markets. This gap presents an exciting opportunity for Elmwood to create and offer projects in the 50- to 200-unit range, strategically located in attractive, long-term locations that cater to a diverse pool of potential renters. Our hands-on design and project management approach allows us to deliver distinctive projects in highly coveted locations.
Investment
Elmwood actively pursues acquisition opportunities that enable us to apply our extensive development expertise to enhance existing communities, both in terms of their physical attributes and operational efficiency within our designated markets. Our focus is on acquisitions typically ranging from $10 million to $50 million in capitalization.
Target Markets
While our primary focus centers on markets located within a convenient three-to-four hour drive from our headquarters in Durham, NC, encompassing areas like Charlotte, the Triad, the Triangle, Wilmington, Asheville, and Richmond, VA, Elmwood maintains the flexibility to explore promising opportunities beyond this core geographic region.
